Glen Innes redevelopment
The proposed northern Glen Innes redevelopment project will help to cater for future growth in Tamaki by increasing the overall amount of housing in the area, including more options to own or rent.
It is part of the Tamaki Transformation Programme and a national Housing New Zealand redevelopment programme to put the right houses in the right places to better match the demand from those in need.
The project proposes the redevelopment of 156 properties to create at least 260 new homes, including 78 that Housing New Zealand will own, at least 39 owned by other social or community housing providers, and the remainder for private sale. It also proposes modernising another 40 state houses in northern Glen Innes.
The proposals will redevelop state housing in the suburb to achieve a better mix of state, affordable rental and privately owned homes – while we increase state house numbers in other parts of Auckland over the next five years to meet demand for housing from those in greatest need.
The 20 year vision for housing in Tamaki will see the economy grow, make the community safer and more connected, and create new opportunities for residents including for home ownership.
Timing
The northern Glen Innes redevelopment project will happen over the next 3 – 5 years.
We are currently going through a formal process to look for development partners to help us with this project.
The nature of this type of project means we can’t have exact timeframes, but the estimate below provides a rough timeline for the project.
January – June
- Development proposals from potential partners reviewed and preferred partner selected.
- Formal partnership agreement signed.
- Redevelopment planning starts.
- Modernisation of 40 state houses in northern Glen Innes.
- External upgrades to over 250 state homes on main streets in Glen Innes and Panmure.
July – December
- Redevelopment plans shared with the community.
- Project timing (likely to be over a number of years) developed and communicated.
- Council resource and / or building consents applied for.
- Tenants in the first redevelopment site/s relocated.
- Construction begins.
Tenant liaison
At some stage, tenants in the 156 state homes earmarked for redevelopment will need to move to alternative state homes and we will assist them with that.
With planning still in the early stages, all tenants can remain in their homes until at least mid-2012, probably longer.
We will be meeting with all tenants to discuss their needs and options well before they are required to shift.

Community involvement
Housing New Zealand will be working closely with residents, community organisations, Auckland Council, private developers and the community housing sector as it plans and undertakes the Glen Innes redevelopment.
